Ann Arbor sells out on home Saturdays. Book first, plan later.
That is the whole guide in one line. Rooms for the big weekends go months ahead, and the people who wait until the schedule feels real are the ones driving in from Jackson at six on Saturday morning.
The useful question is not which is the nicest place to stay. It is how far out of town you are willing to be in exchange for actually having a bed, and what that distance costs you on the day itself.
The 2026 home dates, so you know which weekends are gone

Homecoming and the Michigan State game are the two hardest weekends in the set. Homecoming brings back alumni who booked a year out, and the Michigan State game brings a travelling crowd from ninety minutes up the road who all want the same Saturday night.
Kickoff times are not set until a week or two before, so a room booked around a noon start may end up serving a night game. Book the night before the game either way. A 7:30pm kickoff does not end until you are too tired to drive home.
The thing most people get wrong about distance
Michigan Stadium is at South Main and East Stadium Boulevard, which is southwest of the campus most visitors picture. The Diag, the Union, State Street: all of that is a mile or so northeast of the seats.
So “close to campus” and “close to the stadium” are two different measurements, and a booking site that sorts by the first will mislead you about the second. Downtown and the Old West Side sit between the two, which is why they are the sweet spot.
On a home Saturday the streets around the stadium close, the residential blocks turn permit-only, and the traffic out moves at the pace of eighty thousand people leaving at once.
If you can walk, your car never moves, and you skip the whole problem. If you cannot, read our Michigan Stadium parking guide before you book anything, because where you sleep determines which approach you are taking.
Places you can walk from
These are the inns and bed and breakfasts near downtown and campus. Small houses, few rooms each, which is exactly why they go first.
Burnt Toast Inn and The Washington House, 415 W William St and 516 W Washington St
If the walk is your priority, start here. Both houses sit on the western edge of downtown, on the Old West Side, which puts you a couple of blocks off Main Street with the stadium straight down it.
Call it twenty to twenty five minutes on foot, all of it flat, most of it on a sidewalk that will be full of people going the same way. Coming back after the game you are walking against the traffic jam instead of sitting in it.

Ann Arbor Bed and Breakfast Inn at Rackham Gardens, 921 E Huron St
The closest thing in this list to central campus, a few blocks east of downtown on Huron. Good for a family whose reason for the weekend is partly the student and only partly the game.
You are a short walk from State Street, the Union and the Diag, and about thirty minutes on foot to the stadium if you want to do it that way. See the listing.
Baxter House Bed and Breakfast, 719 N 4th Ave
Kerrytown, north of downtown, on a quiet residential street of old houses. The trade is a longer walk in exchange for waking up in the best part of town for a Saturday morning.
The farmers market and the Kerrytown blocks are a couple of minutes away, which turns the hours before kickoff into something rather than a wait. Roughly thirty five minutes on foot to the stadium, or a short ride. See the listing.
Stone Chalet Bed and Breakfast Inn and Event Center, 1917 Washtenaw Ave
Out on Washtenaw, southeast of campus, in the stretch of large old houses past Hill Street. It is a proper walk to the stadium at around forty minutes, but a very easy one to campus and the Arb.

Med Inn Hotel Ann Arbor, 1500 E Medical Center Dr
This one sits inside the University of Michigan hospital complex, on the medical campus north of central campus. It is built around patients and their families rather than football crowds, which is worth knowing before you book it.
But it is genuinely close in, and on a weekend when everything else is spoken for, close in is the whole point. See the listing.
Hotels a few kilometres out, where the rooms actually are
When the walkable places are gone, and by August they usually are, this is where the volume lives. All of these mean a car or a ride on gameday. Decide that consciously.
The Kensington Hotel, 3500 S State St
South end of town, off State near the interstate, in the Briarwood cluster. It is a full-size hotel rather than a house with a handful of rooms, which is the reason to look here once the small inns are gone.
State Street runs straight north from here toward campus, so the drive in is simple even when it is slow. See the listing.
Holiday Inn and Suites Ann Arbor, 3155 Boardwalk Dr
Also on the south side, off State on Boardwalk. It is one of the closer chain options to the stadium, since you approach from the south rather than looping around town.
A reasonable base for a family group who would rather have two rooms than one and do not mind driving. See the listing.
Red Roof Inn Ann Arbor University of Michigan South, 3505 S State St
Directly across from the Kensington on the same South State stretch. Same geography, same drive, another set of rooms to check when the first search comes back empty. See the listing.
Weber’s Boutique Hotel, 3050 Jackson Ave
West side, out on Jackson Avenue toward the interstate. Weber’s is a name people here have known for generations, and the west approach means you are coming into the stadium from a different direction than the crowd on State.

Same Jackson Avenue corridor, a few minutes further along. Another west-side option with the same logic, and worth checking in the same search as Weber’s rather than instead of it. See the listing.
How to actually decide
If there are two of you and the weekend is the point, take a walkable inn and book it now, for whichever of the seven dates you care about. The premium you pay is really the price of never touching your car, and on a home Saturday that is a bargain.
If there are five of you, or there are children, or you are driving in from four hours away, take the south or west side and plan the drive properly. Two rooms and an easy way out of town beat a beautiful old house you cannot all fit into.
Whatever you pick, sort the Saturday meal at the same time you sort the bed. Everywhere near campus fills three hours before kickoff, so read where to eat before a Michigan game while you still have options.
