Ann Arbor sells out on home Saturdays. Book first.
That is most of the guide in one line. Rooms for the big weekends go months ahead, and the people who wait until the schedule feels real are the ones driving in from Jackson at six on Saturday morning.
The useful question is not which is the nicest place to stay. It is how far out of town you are willing to be in exchange for actually having a bed, what that distance costs you on the day, and whether you can get into your room before kickoff.
That last one catches more people than the other two combined, and no booking site puts it on the search results page.
The 2026 home dates, so you know which weekends are gone
Eight home games this season. Mark the ones that matter to you before you compare anything.

Homecoming and the Michigan State game are the two hardest weekends in the set. Homecoming brings back alumni who booked a year out, and the Michigan State game brings a travelling crowd from ninety minutes up the road who all want the same Saturday night.
The UCLA game on 21 November is the one people forget exists. It is late, it is cold, and it is the last home Saturday of the year, which makes it the easiest room in the set to still get.
Kickoff times are not set until a week or two before, so a room booked around a noon start may end up serving a night game. Book the night before the game either way. A 7:30pm kickoff does not end until you are too tired to drive home.
The check-in clock is the thing nobody warns you about
Here is the problem. Most places in this town check you in at 3pm or later. Several do not open the desk until 4pm.
A noon kickoff means you are in your seat two hours before any of them will hand you a key.
So if you are driving in Saturday morning for an early game, you are arriving with your bag in the car, and your car is the thing you cannot easily move once the streets close. That is the whole argument for booking Friday night rather than Saturday, even when Friday costs you more.
Of everywhere below, the earliest regular check-in is 2pm, at Rackham Gardens. The latest are 4pm and later, at Weber’s, the Sheraton, Stone Chalet and Burnt Toast.
If you are coming in for a noon start and cannot book Friday, call ahead and ask to drop bags. Most will say yes. None of them promise it on the website.
What “near the stadium” actually means
Michigan Stadium sits at South Main and East Stadium Boulevard, which is southwest of the campus most visitors picture. The Diag, the Union, State Street: all of that is a mile or so northeast of the seats.
So “close to campus” and “close to the stadium” are two different measurements, and a booking site that sorts by the first will mislead you about the second.
The other thing worth knowing up front: there is no hotel across the street from Michigan Stadium. The blocks around it are houses. Everything below is either a walk through town or a drive in from the edge of it.
On a home Saturday the streets around the stadium close, the residential blocks turn permit-only, and traffic out moves at the pace of eighty thousand people leaving at once. If you can walk, your car never moves and you skip the whole problem. Places you can walk from
Small houses, few rooms each, which is exactly why they go first.
Burnt Toast Inn and The Washington House, 415 W William St and 516 W Washington St
If the walk is your priority, start here. Both houses sit on the western edge of downtown, on the Old West Side, which puts you a couple of blocks off Main Street with the stadium straight down it.
Call it a little over a mile, around twenty five minutes on foot, all of it flat and most of it on a sidewalk full of people going the same way. Coming back after the game you are walking against the traffic jam instead of sitting in it.
Two historic houses run as one operation, so check which one you are booked into. The Washington House has a side lot that holds six or seven cars, which is worth more than it sounds on a Saturday.
One thing to read twice: football weekends need thirty days notice to cancel, not the usual fourteen.

Ann Arbor Bed and Breakfast Inn at Rackham Gardens, 921 E Huron St
The closest thing in this list to central campus, a few blocks east of downtown on Huron. Nine rooms in a mid-century house. Good for a family whose reason for the weekend is partly the student and only partly the game.
This is also the earliest check-in of anywhere here, and the only one that solves the noon-kickoff problem on its own. Free covered parking, which in November is not a small thing.
Breakfast runs 8:30 to 9:30 and they will move it if your kickoff demands it. Ask when you book, not on the morning.

Baxter House Bed and Breakfast, 719 N 4th Ave
Kerrytown, north of downtown, on a quiet residential street of old houses. The trade is a longer walk, closer to forty minutes, in exchange for waking up in the best part of town for a Saturday morning.
The farmers market and the Kerrytown blocks are a couple of minutes away, which turns the hours before kickoff into something rather than a wait.
Two guest rooms plus a two-bedroom apartment with its own entrance that sleeps six, which makes this the small-house pick for a group that wants to stay together.

Stone Chalet Bed and Breakfast Inn and Event Center, 1917 Washtenaw Ave
Out on Washtenaw, southeast of campus, in the stretch of large old houses past Hill Street. A granite house built in 1917, run with an event centre attached, so it is the one to look at if you are booking rooms for a group in one building rather than scattered across town.
The inn puts the stadium walk at about thirty minutes door to door. It is a proper walk but an easy one, and the walk to campus and the Arb is shorter still.
Book this one knowing the rule: every football weekend reservation is a two-night minimum. No exceptions on their side, so do not plan a Saturday-only trip around it.

The south side, which is closest by car
When the walkable places are gone, and by September they usually are, this is where the volume lives. All of these mean a car or a ride on gameday, and all of them approach the stadium from the south rather than looping around town, which is the reason to prefer this side over most of downtown.
The Kensington Hotel, 3500 S State St
South end of town, off State near the interstate, in the Briarwood cluster. A full-size hotel rather than a house with a handful of rooms, which is the reason to look here once the small inns are gone. There is a pool and a restaurant on site, so a family with children has somewhere to be on Friday night.
State Street runs straight north from here toward campus, so the drive in is simple even when it is slow.

Directly across from the Kensington on the same South State stretch. Same geography, same drive, a plainer room at a lower number, and another set of rooms to check when the first search comes back empty.

Holiday Inn and Suites Ann Arbor, 3155 Boardwalk Dr
Also on the south side, off State on Boardwalk. A hundred and seven rooms, which means it is one of the last places on this list to actually sell out.
The noon check-out is the quiet advantage here. Every other hotel on the south side pushes you out at eleven, and on a Sunday after a night game that extra hour is the difference between breakfast and the drive-through.

Sheraton Ann Arbor Hotel, 3200 Boardwalk
Around the corner from the Holiday Inn on the same Boardwalk loop, and the most hotel-like of the south cluster. Worth checking in the same search as the other three rather than instead of them.
Note the parking is ten dollars a day rather than free. That is still a tenth of what you would pay to valet downtown, but it is the one place on this side of town where parking is a line on the bill.

The west side, for getting out of town afterwards
Weber’s Boutique Hotel, 3050 Jackson Ave
West side, out on Jackson Avenue toward the interstate. Weber’s is a name people here have known for generations, family-run since 1969, with a restaurant attached that has outlasted most of the town’s. A hundred and fifty-eight rooms.
The west approach means you come into the stadium from a different direction than the crowd on State. And if your Sunday plan involves getting on I-94 westbound and going home, this side of town saves you crossing the whole city.

Same Jackson Avenue corridor, a few minutes closer in than Weber’s. Another west-side option with the same logic, an earlier check-in, and free parking. Worth checking in the same search as Weber’s rather than instead of it.

How to actually decide
If there are two of you and the weekend is the point, take a walkable inn and book it now, for whichever of the eight dates you care about. The premium you pay is really the price of never touching your car, and on a home Saturday that is a bargain.
If there are five of you, or there are children, or you are driving in from four hours away, take the south side and plan the drive properly. Two rooms and an easy way out of town beat a beautiful old house you cannot all fit into.
If the kickoff is at noon, book Friday night. Read that sentence again if you skimmed the section above it.
And whatever you pick, check the cancellation terms before the deposit rather than after. Football weekends run stricter rules than the rest of the year at most of these places, and the small houses are stricter than the hotels.

Whatever you pick, sort the Saturday meal at the same time you sort the bed. Everywhere near campus fills three hours before kickoff, so read where to eat before a Michigan game while you still have options.
